*Facility Project Manager*
_Seeking a Project Manager that is "hands on" and able to manage
tenant improvement (facility build-out & renovations)._

*Basic Purpose: * Hands-on management responsibility for facility
tenant improvement project including equipment, plans, and
*Duties and Accountabilities*: Facility Project Manager must be
able to perform hands-on work and is responsible for the overall
management of the facility tenant improvement which includes
building and mechanical equipment such as heating, ventilation, and
air conditioning (HVAC), energy management systems, electrical,
plumbing, painting, water features and other mechanical and
specialized equipment. _*A critical function of this position is
the oversight of a large build out and renovation project including
the relocation of a manufacturing facility. *_
* Independently managing various construction, remodel, and/or
improvement projects within the various buildings.
* Project prioritization; monitoring work completed to move project
along to meet agreed upon deadlines
* Review and mark up Engineering plans
* Plan and coordinate all aspects of the project such as
determining who will complete the project (internal staff and/or
outside contract/vendors), develop scope of work, obtain proposals
and/or bids, secure funds, and award the project to
contractors/vendors; inspect for code compliance and safety
regulations; monitor budget, perform final walk-throughs; and
document completed work.
* Must have strong hands-on experience with the various trades and
skills used in plant maintenance, as well as with materials, costs
and must be able to recognize unacceptable work.
* Thinking and acting quickly in case of an emergency and to solve
problems that arise in the daily work is also a must.
* Must be patient and able to pay close attention to detail and
ensure work is being done correctly, safely and in an efficient
manner while always enforcing safety rules and regulations.
* Participate as a member of the Safety Committee.
* Review Work Order Requests, determine the nature of the problem
and recommends appropriate solution.
* Inspect and diagnose problems, plan how work will be done, often
checking blueprints, repair manuals and parts catalogs.
* Plan and coordinate routine preventative maintenance inspections
and perform preventative maintenance actions as required.
*Interpersonal Skills: * A well-developed sense of responsibility
is a must. Must have a pleasant personality and the ability to get
along well with co-workers, maintain high morale and command
*Oral: * Strong verbal capabilities necessary to effectively
communicate with all levels of staff, contractors, vendors, etc.
Must be able to communicate over the phone.
*Written: *Must be able to generate modest communications/status
reports in a clear and concise manner.
*Education: *Any combination of training, education, and experience
equivalent to graduation from an accredited college or university
with an Associate's Degree.
*Training & Experience: *5 year minimum experience in Facility
Maintenance and/or Property Management (oversight of various
construction trades including plumbing, HVAC, or as a building
construction and/or Facilities Supervisor) including some project
management experience, and good (1-3 years) supervisory/lead
experience. Must be familiar with MS Office, Visio and CAD. MS
Project experience is a plus! Must have a good mechanical and
electrical aptitude and own tools. Must have good driving
